What is a Pro Forma?

In real estate, a pro forma is a financial projection or forecast that is used to estimate the future performance of a property or development project. It is a tool that helps to visualize the potential outcomes of a particular course of action and to assess the potential risks and returns.


Pro forma projections in real estate are typically based on assumptions about future events and conditions, such as future demand for the property, changes in the market, and expected changes in costs or revenue. These assumptions are used to create a detailed financial model that shows how the property or project is expected to perform over a certain period of time.


Pro forma projections in real estate are often used to help evaluate the potential profitability of a particular property or development project. They can be used to forecast the expected cash flows, net income, and return on investment for a project, and to identify any potential risks or challenges that may arise.
